Who We Are

Calabasas homes fall into two groups, and both change how we work. The older inland pockets are 1950s–60s Valley ranch: single story, slab on grade, carpet that runs bedroom to hallway with no break. The western tracts are 1980s–2000s builds with two stories, carpeted stairs, and hard surface through the entry and kitchen. That split is consistent across the West San Fernando Valley / Conejo Valley corridor along the 101, bracketed by the Santa Monica Mountains and Simi Hills. It means the carpet we clean is concentrated in bedrooms and on stairs, where it sits for years and quietly collects everything the house brings in. Stairs take the most abuse and need hand attention on the nose of each tread. Slab-on-grade ranch homes with heavy irrigation around the foundation are the ones where we check for moisture before we start, because that is where odor problems actually originate.

Rainfall here is concentrated December–March, with eight to nine dry months on either side. So the soil load is dry particulate, not mud: hillside dust, DG, pollen off the oak and chaparral, and wildfire smoke and ash residue in the fall. Pool and patio use adds chlorine and sunscreen transfer to traffic lanes. Dry soil responds to dry soil methods, which is why the first thing off the truck is the vacuum, not the wand. Then a pre-spray matched to the fiber, mechanical agitation to break the bond, dwell time, and a hot-water extraction pass from our truck-mounted unit. Air movers go down before we leave. Because indoor humidity is low most of the year, hot-water extraction dries fast here and musty odor is uncommon. Low-moisture encapsulation is the right call on a rental turnover with a same-day deadline or on a loose-back wool that we do not want to overwet. We use it when it fits, not as a default. Same approach on upholstery, where sunscreen and body oil on the arms and headrests are the usual issue. We work on Shaw, Mohawk, Karastan, Stainmaster, Anderson Tuftex and Masland, and the fiber determines the chemistry, not the other way around.

We will tell you when something is not coming out. Bleach spots, pet urine that reached the pad and the slab, sun fade along a south window, and old cellulosic browning from a previous cleaning are permanent color loss or damage, not soil. In those cases the honest answer is a patch or a section replacement, and carpet repair is often the better spend than another cleaning attempt. On cost: the estimate is free, and you get a firm quote before anyone touches the carpet. What moves the number is square footage, how many stairs, fiber type, how long it has been since the last cleaning, and whether there is pet treatment or repair work involved. No surprise charges added at the end. If we find something on site that changes the scope, we stop and tell you first, and you decide.
